Overview

71 Grey Street is a Grade II* listed building, positioned in the heart of Grey Street, one of the most sought-after commercial locations in Newcastle upon Tyne.

The building is owned by Newcastle-based property investment company Hanro, which had recently purchased the building following two years of the property being vacant.

Hanro took the decision to make a major investment in the building in order to offer high quality collaborative office space and a more creative working environment than competing buildings in the immediate vicinity.

We were appointed to design and build a new feature reception within the ground floor of the building to create a stunning sense of arrival and a place for meeting, greeting and networking.

Scope

We undertook the project on an open book basis which provided full transparency on all aspects of the design and associated costs.

Our scope of works included:

  • New glazed entrance
  • Security entry system
  • Exposed brickwork and beams
  • Bespoke lighting design
  • Bespoke furniture manufacture

Delivery

Throughout the project we worked hand in hand with Hanro and their letting agent Knight Frank on the design and value engineering in order to provide an exceptional end result. The project was successfully delivered on time and budget – within 5 weeks, and the quality of both the build and level of service exceeded the client’s expectations.

The project perfectly illustrates the benefits of working with an experienced design and build contractor who can add real value to the client’s asset. The building achieved over 90% occupancy before the fit-out works were completed and was fully let within 3 months. The building has achieved rents of £22.50/sq.ft which is a new headline rent for Grey Street.
