Generator Studios is a popular multi-tenanted office building located in Newcastle city centre which offers contemporary style office space to a wide range of businesses.
Following the acquisition of the building in 2018, we were appointed in May 2019 by the new owner to undertake the refurbishment of the common areas.
One of the major aims of the project was to provide a more welcoming and coherent design to the building’s reception area and create a new centrepiece space to enhance the overall offering to tenants.
The new owners were keen to offer staff and visitors the ability to work from the reception area with a choice of seating. There was also a desire to provide storage and other facilities to support the reception team as well as improving the acoustics and overall feel of the reception with more colour and soft furnishings.
Our instruction was initiated thanks to our established and successful relationship with Workman who act on behalf the building owner to provide property management and building surveying services.
The 4 week project commenced on site in June 2019. To minimise disruption to the tenants of the building we undertook all works between the hours of 6pm and 7am during the week as well undertaking additional work at weekends.
The project was dominated by the full redesign of the main reception area which retained original features such as the exposed brick walls whilst introducing a new colour scheme, pendant lighting, furniture etc.
A new custom-built self service drinks area provides an informal focal point which is likely to be a popular feature for the building’s occupiers.
The lift lobby spaces have been enhanced to provide an individual identity and coherent design across each of the four floors. These spaces are now usable to staff and visitors as additional breakout spaces thanks to the introduction of new furniture.
The project was successfully completed on the 1st July to the complete satisfaction of our client and the building’s occupiers who appreciated our considerate approach throughout the project. Our experience and expertise in value engineering projects such as this enabled us to deliver it within the agreed budget. The result of the project is that Generator Studios will continue to be one of the most sought-after addresses in Newcastle.
